We collect the information you choose to provide in an inquiry, search or rental brief, valuation request, consultation booking, account, referral, or transaction. Depending on the request, that may include your name, contact details, property information, timing, budget, preferences, representation status, and the substance of your message.
Account and Transaction Information
If you create an account or work with us, we may keep saved properties, communications, documents, activity history, professional contacts, and records needed to provide the service, protect the parties, and meet brokerage, tax, accounting, and legal obligations.
Website Information
Our hosting, security, and error-monitoring providers may process technical information such as an IP address, browser and device type, requested page, date and time, and diagnostic data. Google Analytics is loaded only if you accept analytics cookies.
How We Use Information
To Respond and Represent
We use information to answer inquiries, assess a property or brief, arrange appointments, provide brokerage or advisory services, coordinate a transaction, and maintain an accurate record of the relationship.
To Operate and Protect the Service
We use limited information to authenticate accounts, prevent abuse, diagnose errors, measure service reliability, keep required records, and improve the usefulness and accessibility of our website.
To Communicate
We send service messages related to a request or account. We send newsletters or property updates when you ask for them, and each marketing email includes a way to unsubscribe.
When Information Is Shared
Companies That Help Us Operate
We use service providers for hosting and performance, database and authentication, email delivery, security and error monitoring, analytics selected through your cookie preference, document and transaction workflows, and other necessary business operations. They may process information only to provide those services or as otherwise permitted by their agreements and applicable law.
Transaction and Referral Recipients
When needed for a matter, and consistent with your direction and applicable duties, we may share relevant information with another brokerage, referral partner, attorney, lender, title or escrow provider, inspector, appraiser, building representative, vendor, governmental authority, or other participant. We do not send a referred client to a partner broker until the required referral controls are complete.

You may accept or reject optional analytics through Cookie Preferences. Essential storage used for security, authentication, and your privacy choice may still operate because the website cannot function reliably without it.
Access, Correction, and Deletion
You may ask us to provide, correct, or delete information associated with you. We will verify the request and respond as required by applicable law. We may retain records when needed for a transaction, security, dispute, professional obligation, or legal retention requirement.
Marketing
You may unsubscribe from marketing emails at any time. A service message about an active request, account, or transaction is not a marketing email.
International Transfers and Sensitive Records

If a matter requires information to move outside the United States, we make that transfer only after obtaining any required client authorization and putting an appropriate contractual or other lawful transfer safeguard in place. We limit the information to what the matter requires and do not activate an international referral solely because a prospective partner is available.
Tax, Ownership, and Screening Records
A referral or transaction may require a Form W-8BEN or W-8BEN-E, beneficial-ownership information, identity or know-your-customer records, or sanctions-screening information. We collect and share those records only when reasonably necessary for a documented legal, tax, payment, or compliance purpose, protect them as sensitive records, restrict access, and retain them only as long as the purpose or law requires.
Security, Retention, and Scope
Safeguards
We maintain administrative, technical, and physical safeguards designed for the nature of the information we hold. No internet or storage system is risk-free, so we do not promise absolute security.
Retention
We keep information for the period reasonably needed for the purpose described here and for applicable brokerage, professional, accounting, security, and legal obligations. Retention periods vary by record type and relationship.
General Audience
This website is intended for adults and is not directed to children under 13. We do not knowingly seek personal information from children through the site.
