The standard every LRI campaign is built to, published so it can be judged before it is commissioned.
Most brokerages describe their marketing in adjectives. This is the specification instead — ten things a campaign for a significant residence has to contain, and what each one is for. A seller is entitled to see it before signing anything.
The property narrative
Before a photograph is taken, the residence is written — what it is, who built it, what living in it is actually like. Everything downstream is an expression of that document, which is why it comes first.
Editorial photography, with documented rights
Commissioned to an architectural standard rather than a listing standard, shot to the season and the light. Rights are secured in writing and recorded, so the images remain usable wherever the campaign takes them.
A film treatment
Not a walkthrough. A treatment written for the property, then produced — because at this level a buyer often commits to a residence before standing in it.
Floor plans and measured drawings
Drawn to be read, not merely filed. Serious buyers and their architects begin here, and a poor plan costs more showings than a poor photograph.
A printed brochure
Produced as an object, and produced in a quantity that matches the strategy. It is the thing that stays on the table after the visit.
A seller-facing campaign timeline
What happens in which week, who does it, and what you will have seen by then. Agreed before launch, so the campaign is measurable against something other than hope.
Print, social, email, broker, and international creative
Each channel gets work made for it rather than a crop of the same image. The international presentation in particular is built for buyers reading it in another market and another currency.
Neighborhood and lifestyle presentation
A buyer at this level is choosing a life as much as a floor plan — the water, the schools, the board, the commute, the season. We research it and present it rather than assume it.
The showing experience
How a viewing is arranged, who is present, what is said, and what is deliberately not. Privacy requirements are designed in, not accommodated afterwards.
A diligence excerpt
The documentation a serious buyer will ask for — assembled in advance, and offered before it is requested. Very few campaigns do this, and it is the single clearest signal that a property is properly represented.
In production
Two full campaigns are being produced to this standard — a North Shore estate and a Manhattan penthouse. They will be published here in their entirety.
