Mode III — Commission a Private Search

Tell us what you are looking for

A written brief is the most efficient thing a buyer or renter can give us. It is also the only route that begins with your requirements rather than with whatever happens to be listed.

Your brief will be reviewed personally. We will search current market offerings, member systems, broker relationships, and direct sourcing channels where appropriate.

The search

Your position

We ask about representation because it matters: if you are already under a written agreement with another broker, we will tell you what that means before doing anything else, rather than after.

Requirements

How to reach you

Read personally. Never shared, never sold.

What happens next

  1. Personally reviewed the same business day

Not routed to a team, not answered by a template. Urgent matters — an active offer, a rental with a date on it, a showing that needs arranging — go to the front of the queue.

  2. A conversation, before any search begins

Fifteen minutes to test the brief against the market, and to say plainly if what you are describing is not currently available at the price you have in mind.

  3. The search, across all four channels

Public listings, professional member systems, broker relationships, and where the search warrants it, direct outreach to owners — subject to their authorization and to availability.

  4. A shortlist, with the reasoning attached

Including what is wrong with each one. A list of residences without an argument about them is not advice.
