You will know who represents whom
Before substantive work begins, we explain the brokerage relationship available in the jurisdiction, what duties it creates, and where any consent or written agreement is required.
A plain-language account of the structure behind our representation—and the questions every client should feel comfortable asking.
The basic promise
Real estate decisions can carry financial, family, privacy, and timing consequences at once. Good representation should make the important relationships and incentives easier to understand—not hide them behind industry language.
Luxury Realty International, LLC is a New York real estate brokerage led by Anthony Clemenza, its Broker of Record. The firm represents clients in New York and coordinates properly documented broker referrals for work handled elsewhere.
These commitments describe our operating standard. The exact brokerage relationship and duties still depend on the jurisdiction, the transaction, and the written agreement used for your matter.
What that means in practice
01
Before substantive work begins, we explain the brokerage relationship available in the jurisdiction, what duties it creates, and where any consent or written agreement is required.
02
Brokerage compensation is negotiated in writing for the particular engagement. We explain who may pay it, how credits or outside compensation affect it, and the limit on what can be collected.
03
If another brokerage will handle part or all of a matter and a broker-to-broker referral fee may be paid, we disclose the arrangement and ask for the required client acknowledgement before the introduction proceeds.
04
You remain free to choose your own attorney, lender, title company, inspector, insurer, designer, contractor, and other professionals. LRI has no owned, compensated, or preferred provider relationship in these categories.
05
Price, timing, offer, negotiation, privacy, and walk-away recommendations should be clear enough to revisit later. We put consequential advice in writing so the decision does not depend on memory.
06
A responsible recommendation may be to wait, prepare further, reduce risk, renegotiate, reject an offer, or walk away. The goal is not a transaction at any cost. It is a sound decision made with the relevant facts in view.
Attorney and broker
Anthony Clemenza is both a New York attorney and a licensed New York real estate broker. That experience informs the care brought to a brokerage matter, but the roles are not interchangeable.
Hiring LRI as a brokerage does not retain Anthony or any law firm as legal counsel, create an attorney-client relationship, or make brokerage communications legally privileged. Legal representation requires a separate written legal engagement.
When independent legal advice is appropriate, clients are encouraged to choose their own attorney. LRI can coordinate with that attorney as part of the real estate process.
