About East Hampton

East Hampton ranges from historic estates near the ocean to wooded modern houses farther north. The appeal is specific: long beaches, a walkable village, serious architecture, and a social life that can be entered fully or kept at a distance.

Property Taxes

A East Hampton home assessed at $1,000,000 carries

$5,090

a year, an effective rate of 0.51% of market value

$1,690
Town

Rates are levied per $1,000 of full market value and shown here against the East Hampton school district. This figure does not include special districts (fire, water, library, sanitation, ambulance); STAR, veterans, senior and other exemptions; addresses inside an incorporated village pay a separate village tax at different county and town rates. We pull the actual bill for any specific parcel before you go to contract.

Challenging Your Assessment

The window to challenge your assessment is short, and it is the same every year

Grievance Day falls in May
In Suffolk the filing period runs from May 1 to the third Tuesday in May, which is Tuesday, May 18, 2027. The grievance is filed with the assessor in your own town rather than with the county, and the date does not move. Filing costs nothing, and the case is made with what comparable houses actually sold for.

Filing dates are set by statute and computed from the rule rather than quoted from a past year. Confirm the current date with the assessor before you rely on it.

This figure does not represent the share of homes or parcels at risk in East Hampton — only the share of FEMA-mapped area within a 2-mile radius of the town's page coordinates, not a property count or a town-wide figure; the flood zone of any single address, which must be confirmed against its own FIRM panel before pricing insurance.

Housing Profile

East Hampton, as the Census Bureau measures it

2019–2023 American Community Survey 5-year estimates. An estimate of this kind is an average across its whole period rather than a reading for today, and each figure is set beside Suffolk County for scale.

Median gross rent$2,500$2,190

Median household income$114,375$128,329

The Bureau publishes no median home value above $2,000,000. East Hampton is at that ceiling, so the figure above is where the survey stops rather than where the market does.

These figures describe the housing, not the people who live in it, and we publish them as the Bureau measured them without interpreting them. Its own profile for East Hampton village, New York carries considerably more.

The Commute

Getting to East Hampton

LIRR
Montauk Branch: roughly two and three-quarter to just over three hours to Penn Station on regular trains, most of which change at Jamaica. The seasonal Cannonball express runs through without a change in about two and a quarter to two and a half hours. There is no direct Grand Central Madison service on this branch.
By Car
About two to two and a half hours from Midtown via the Expressway and Route 27. A summer Friday departure between three and seven regularly pushes that past four hours.
