About Larchmont
Larchmont is a village of about six thousand on the Westchester shore of Long Island Sound, and its centre of gravity is the Manor — a summer colony laid out in the 1870s and 1880s on the peninsula south of the tracks, and still one of the most intact Victorian streetscapes in the New York suburbs. Turrets, wraparound porches, fish-scale shingle and deep front gardens run down toward the water, and the rocky shoreline path at the end of them is the reason the neighbourhood exists at all. North of the railway the housing is younger and more mixed. The whole village sits inside the Town of Mamaroneck and shares its school district, which is a distinction that matters more here than the map suggests.

We know this market closely, and we search well beyond it — public listings, professional member systems, broker relationships, and direct outreach. Let us conduct that search for you.

a year — an effective rate of 1.86% of market value

- County

- Town
- $2,790
Rates are levied per $1,000 of full market value and shown here against the Mamaroneck school district. This figure does not include special districts (fire, water, library, sanitation, ambulance); STAR, veterans, senior and other exemptions; the Incorporated Village of Larchmont levies its own tax on top of this, and every address in Larchmont is inside it — so this figure understates every parcel in the village, not merely some. We pull the actual bill for any specific parcel before you go to contract.

This figure does not represent the share of homes or parcels at risk in Larchmont — only the share of FEMA-mapped area within a 2-mile radius of the town's page coordinates, not a property count or a town-wide figure; the flood zone of any single address, which must be confirmed against its own FIRM panel before pricing insurance; 7.2% open water within that radius — it counts toward the total this percentage is measured against and lowers it mechanically, not because the shoreline itself is lower risk.

Larchmont has no district of its own — the village is served by the Mamaroneck district, which it shares with the Village and Town of Mamaroneck, so these figures describe a catchment considerably larger than Larchmont itself.
Per-pupil expenditure is not published in a form we can verify, so we do not show a figure for it.

Getting to Larchmont
- Metro-North
- Larchmont is on Metro-North’s New Haven Line, not the LIRR. Grand Central runs about 35 minutes on an express and 45 on a local, and the station sits at the top of the Manor — close enough that a good deal of the village walks to it, which is a large part of what the Manor premium buys.
- By Car
- I-95 and the Hutchinson River Parkway are both minutes away; Midtown is roughly 40 minutes off-peak and materially longer at rush hour.
