About Bridgehampton
Bridgehampton has no village government at all — every decision runs through Southampton Town Hall — and its geography explains its prices better than any tax map. North of Montauk Highway, estates sit against Suffolk County–preserved farmland along Butter Lane and Mecox; south of it, Ocean Road runs down to the dunes and Sagg Main Beach. The Montauk Branch stops here, though the honest measure is the drive: two hours clear, far worse on a summer Friday. Three of the seven Hamptons sales above $20 million in the second quarter of 2026 fell in this submarket. The scarcity is agricultural — the fields framing the best houses cannot be built on.
