Bridgehampton has no village government at all — every decision runs through Southampton Town Hall — and its geography explains its prices better than any tax map. North of Montauk Highway, estates sit against Suffolk County–preserved farmland along Butter Lane and Mecox; south of it, Ocean Road runs down to the dunes and Sagg Main Beach. The Montauk Branch stops here, though the honest measure is the drive: two hours clear, far worse on a summer Friday. The scarcity is agricultural — the fields framing the best houses cannot be built on.

Getting to Bridgehampton
- LIRR
- Montauk Branch, Bridgehampton station — about two and a quarter to two and a half hours to Penn Station, most trains changing at Jamaica. The seasonal Cannonball express runs it closer to two hours without a change. There is no one-seat ride to Grand Central Madison.
- By Car
- Roughly two and a quarter to two and three-quarter hours via the Expressway and Route 27. A Friday departure between three and seven in season can take four to six, and holiday weekends add another half hour on top.
