About Dix Hills

Dix Hills has no harbor, no village hall, and no train station, and it is one of Suffolk County’s most expensive inland markets anyway. The reason is Half Hollow Hills, ranked first in the county and ninth nationally by Niche in 2026, and the acre-plus lots along Vanderbilt Parkway, through the Caledonia section, and down the Half Hollow Road corridor that feed it. West Hills County Park borders the northern edge. Residents drive ten to fifteen minutes to Huntington or Deer Park for the train and sit between the Northern State and the Expressway. Here the district line, not the shoreline, sets the value.

Half Hollow Hills serves most of Dix Hills, but parcels near the edges may fall within the Commack or Elwood districts instead; the district's own map is not a survey and can't determine an individual address.

Per-pupil expenditure is not published in a form we can verify, so we do not show a figure for it.

The Commute

Getting to Dix Hills

LIRR
There is no station in Dix Hills. Huntington on the Port Jefferson Branch and Deer Park on the Ronkonkoma Branch are each roughly a ten to fifteen minute drive; Huntington runs about an hour to Penn Station, and Deer Park is broadly comparable, though its timings vary by train and are worth checking against the current timetable.
By Car
Between the Northern State Parkway and the Long Island Expressway — strong east–west access across the Island, and fundamentally a car commute rather than a rail one.
