About Roslyn

Roslyn sits in a steep ravine at the head of Hempstead Harbor, and the topography is the whole story. Where most of the North Shore rolls, Roslyn drops — the old village is built along a narrow valley floor around a mill pond, with the land rising sharply on both sides, and the result is a centre of eighteenth and nineteenth-century buildings that survived because the terrain made large-scale redevelopment impractical. Main Street holds one of the densest concentrations of pre-1850 architecture in Nassau County, the clock tower at its foot dates from 1895, and the Gold Coast estates on the ridges above were built to look down at the water. It is a small incorporated village surrounded by several others that share its name, which is a distinction with real financial consequences.

Rates are levied per $1,000 of full market value and shown here against the Roslyn school district. This figure does not include special districts (fire, water, library, sanitation, ambulance); STAR, veterans, senior and other exemptions; the Village of Roslyn levies its own tax on top of this, and so do the separately incorporated villages that share the Roslyn name — Roslyn Estates, Roslyn Harbor and East Hills among them — so this figure understates most parcels in the area rather than merely some. We pull the actual bill for any specific parcel before you go to contract.

The Roslyn district takes in Roslyn Estates, Roslyn Harbor, Roslyn Heights and East Hills as well as the village itself — several of which are separate postal names — so the district and the address rarely match exactly.

Per-pupil expenditure is not published in a form we can verify, so we do not show a figure for it.

The Commute

Getting to Roslyn

LIRR
Roslyn station is on the Port Washington Branch, with Penn Station about forty minutes away and Grand Central a similar time — a one-seat ride with no change at Jamaica, which is the branch’s standing advantage over the Hempstead and Oyster Bay lines. The station sits above the village centre rather than in it, so most households drive or are dropped.
By Car
The Long Island Expressway and Northern State are both close, and Midtown is roughly forty-five minutes off-peak. Traffic through the village itself is the local constraint: the ravine gives Main Street only one practical route in and out, and it backs up predictably.
